Retirement Homes and 55+ Properties - new and resale - Mesa, Arizona

Waddell Horse Property with irrigated lots and acreage

If  you’ve never ventured to the “far west” side of Phoenix - to Waddell - and to Romola of Arizona or Clearwater Farms area…….then take a drive to this area if you are looking for irrigated acreage. Buyers! There are some great incentives out there when purchasing a new home!

I was taking a couple from Canada around today so they could zero in on their favorite area. We’ve been to Scottsdale, to Gold Canyon, to the Baseline corridor, to Mesa and to Chandler. They’re looking for a second home and have lots of options and stuff to think about. Two of the new home builders we went to were offering wonderful incentives. One of them was gated and located in Ocotillo (South Chandler area), and the other in East Mesa. Both were great floorplans, and lots of good stuff to lasso in the buyers. Now is such a good time to purchase, but Buyers - be forewarned! You need to go with a Realtor who is familiar with the builders. Trust me on this one!!!

Homebuilders struggling in our Phoenix Valley

Many homebuilders purchased quantities of land during the frenzied real estate market in 2002-2005; however, many are now struggling and, in fact, some are filing Chapter 11 bankruptcies and others are letting the lenders foreclose on the subdivisions. While it is a great time to buy a home, buyers need to be aware of what is going on as much as possible. I am now of the personal opinon, that a home that is ready to go - an inventory home or a spec home - might be the safest route. With all of the negative news and mortgage company woes, it’s a good time to make sure you have a Realtor.

Mesa, Arizona and Phoenix Valley weather reaches 82 degrees!

I love Arizona! I love being able to open my doors and windows and let the fresh air in. I love the smell of my gardenias and roses. During this time of year, more often than not, our air conditioning is off and our windows and security screen doors are open. There is something special about this wonderful state! Beautiful mountain north, east, south, west views as I travel the freeways east to Mesa and drive around the Phoenix area.

If you’re longing to live in a state that allows you to shop, to travel, to be outside any day of the year, come to Arizona!! You’ll be glad you did.

Some builders struggling - buyers need to be careful!

I learned today from the Arizona Department of Real Estate that yet another builder is having financial problems. The notice reads as follows:

“1.       The Department has been notified that Randall Martin Homes’ subdivision lot holdings are going into foreclosure.  According to Randall Bury, owner of Randall Martin Homes, the company is “walking away” from its holdings in Marley Park, Roosevelt Park,  Valley at Dobson Crossing (aka Portello at Dobson Crossing) and Higley Park.  It is anticipated that the lien holder(s) will assume ownership. 

No complaints have been filed regarding Randall Martin Homes; however, we believe that it is important to alert Consumers and Industry of the company’s intentions. ADRE is proactively taking steps to ensure consumer protection.  Should consumers have questions or concerns, please contact Cindy Ferrin, Manager-Development Services at cferrin@azre.gov.”

It is so important that buyers purchasing new homes be aware of the status of builders in this market. Several builders are struggling, and problems can be felt along the way by the buyers of those homes. I subscribe to the email alert from the Arizona Department of Real Estate in order to be aware of problems in our industry.
