Many buyers apparently seem to think that prices will continue to go down. There are so many opportunities. Now is the time to find your investment property, purchase your first home, or buy your retirement home.
Our active listings are going down - yesterday to 52,863, and our pending (under contract) are going UP. Yesterday, 7,402.
Don’t wait until it’s too late! For horse properties, check out Waddell, in the far west valley, at the base of the White Tank Mountains. If you’re looking for acreage, irrigated and at great prices, be sure to include in your search. Whether it be a townhome to fix up, furnish and rent out, or a home in which to retire, the prices may NEVER again be this good!

Several builders have either filed a bankruptcy or walked away from completing their planned communities or finishing homes. This information is generally available on the Department of Real Estate website, and is frequently published in the paper.
Please be especially vigilant when just popping into a new subdivision and signing away. Be prepared to work with a real estate professional who can better counsel and advise you on your choices. They should be aware of the goings on in the Real Estate community.

Perhaps you’ve missed Arlington!! There isn’t much there, but alphalpha fields, horses, cows, and water. Located just 14 miles south and west of Buckeye, this will surely be a place to “get away,” at least for now. If you’re looking for lots of vacant land, irrigated, with grandfathered water rights, give me a call. There’s not much written about Arlington, but if you have ever been there, you would remember this quiet, rural area. Mountain views, plenty of water, and a place to invest in - now. I personally am aware of many properties, affordably priced, available to purchase in the east valley. Many of the second homes and retirement homes are available in the East Mesa area. Keep in mind, that many of the communities do not allow large dogs. Pets that are smaller than say, 30 pounds, and are house pets typically are accepted. Beginning on May 1, 2008, Phoenix-Mesa Gateway Airport will charge $5 for overnight parking. The airport is expanding its services, and the $5 fees will enable it to generate substantial income to better serve the airport.

At long last, I have opened my own brokerage. I’ve named it: Homes Arizona Real Estate. Signs have been ordered, business cards arriving tomorrow, and everything is going well. Lots to do, but our customer will be well represented. Our motto: “Exceptional Client Service - Always!!”Ā Watch for my new signs on my red caddy.

What does a declining market mean to the buyer? If the home you make an offer on is appraised at $100,000, the lender will only loan up to 95% of the value. So, that additional 5% needs to be made up - somehow - by the buyer or the seller. That’s what Realtors are for, so we can help you understand what’s going on.
Fair warning! If you plan to purchase a home in the near future - do not - buy a new car - unless, of course, you can afford to pay cash!

I was taking a couple from Canada around today so they could zero in on their favorite area. We’ve been to Scottsdale, to Gold Canyon, to the Baseline corridor, to Mesa and to Chandler. They’re looking for a second home and have lots of options and stuff to think about. Two of the new home builders we went to were offering wonderful incentives. One of them was gated and located in Ocotillo (South Chandler area), and the other in East Mesa. Both were great floorplans, and lots of good stuff to lasso in the buyers. Now is such a good time to purchase, but Buyers - be forewarned! You need to go with a Realtor who is familiar with the builders. Trust me on this one!!!
